Property Manager
Job Summary:
The Property Manager position is responsible for the overall operations and reporting of their assigned portfolio. Duties include (but are not limited to) lease administration, budget preparation and management, maximizing NOI, rent collections, oversees maintenance and major improvements to retain value of the asset, assesses property performance, routine site inspections for a smooth- functioning large commercial portfolio.
Responsibilities Include:
- Official correspondence under the Lease.
- Performs site inspections and makes action items coordinating with facilities team.
- Reviews insurance compliance for vendors & tenants ensuring lease and contract compliance and submits incident reports and claims as needed.
- Coordinates lease assignment, mergers, eminent domain, amendments, etc. with finance, legal, and other departments.
- Approves invoices for portfolio.
- Abstracts new leases, amendments, assignments, etc.
- Directly oversees and coordinates tenant lease up on new construction, second generation tenant improvements, ensuring delivery timelines are communicated and rent is tracked.
- Reviews and assesses tenant ledgers, general ledgers, and income statements.
- Monitors, requests, and updates gross sales compliance.
- Updates reporting (lease tracking, variances, vacancy, and delinquencies).
- Actively manages collection of rents.
- Mitigates risk, reduces expenses, and optimizes profitability of portfolio.
- Prepares annual property budgets, re-forecasts, and reconciles cams at year end.
- Tracks major improvement projects and manages timing of those projects.
- Assess vendor contracts, vendor scope of work, and enforcement of those contracts for portfolio and coordinates with facilities for the betterment of the property
- Manages the tracking and reporting of CATI caps for tenants
- Assists with coordinating documentation on sales and purchases of projects ensuring a smooth transition for all parties involved.
- Manages special projects as assigned.
- Reviews property tax assessments and contests when applicable.
- Participates in on-call rotation.

Required Skills/Abilities:
- Proven work experience in commercial property management.
- Proven customer focus with strong interpersonal skills.
- BA in related field.
- Organized and exceptional time management skills.
- Valid Driver’s License and available vehicle to drive to local sites.
- Strong verbal and written communication.
- Strong technology skills-Excel, PowerPoint, Outlook, Zoom.
- Working knowledge of MRI is a plus.
Physical Requirements:
Prolonged periods of sitting at a desk and working on a computer.
Must be able to walk, stand, and climb stairs and ladders.
Travel is part of the role. Depending on the portfolio, it could be anywhere from Alaska to Tennessee.
