Ryan Carlson joined Hawkins in February 2022. His primary responsibilities are to capitalize all Hawkins projects inclusive of both debt and equity.  As a member of the Investment Committee, he is responsible for the financial analysis of new opportunities as well existing assets. Prior to joining Hawkins, he was an SVP at Waypoint Residential, a vertically integrated real estate investment manager focused on multifamily. At Waypoint, he transacted on approximately $3.5 billion of multifamily real estate totaling approximately 20,000 units throughout the Southeast and Southwest. Ryan’s primary responsibility was to finance (debt & equity) acquisitions and development projects. Most recently he was tasked with growing their relationships with institutional partners and structuring Joint Ventures for its development pipeline. He has vast experience across the lending spectrum with agency Intermediaries (Freddie Mac/Fannie Mae), Regional Banks, LifeCos, debt funds and preferred equity providers.

Prior to joining Waypoint, Ryan was at Cushman & Wakefield in New York City with its Equity, Debt & Structured Finance team, where he focused on debt and structured finance deals. He executed over $1BN worth of transactions during his tenure. Before entering real estate, Ryan was an Associate at Kohlberg Kravis Roberts & Co (KKR) where he assisted in fundraising and managing relationships for institutional investors. Ryan also spent time as an Analyst at KKR and Aladdin Capital Management, a credit Hedge Fund and subsidiary of Mitsubishi.

Ryan earned his BS in Business Administration from Northeastern University as well as his MS in Real Estate Finance from New York University.
